Students at the Village

The Village is home to over 400 students each year and offers a range of accommodation options.

Situated in the vibrant west end of Adelaide’s central business district, The Village offers independent living in a supervised environment. Students may choose to live in a fully furnished townhouse or apartment.

Every townhouse and apartment is as "good as new" with new paint and new carpet following an extensive soft refurbishment program.

The Village is staffed 24 hours a day, seven days per week and provides a safe and supported residential environment with a focus on enhancing the student learning experience and fostering a strong sense of student community.

Consider the exceptional value of an accommodation fee that includes access to a fully furnished dwelling, telephone and wireless internet connection and all utilities (i.e. water, gas and electricity): with the flexibility of paying your accommodation fee over two instalments (April and September) through the course of the University year.

The extra student services and facilities provided within the facility make the Village the ideal accommodation option for first-year undergraduate students and new arrivals to Adelaide.

  • Location

    The Village offers University of Adelaide students an enviable lifestyle in the heart of the city, within walking distance or a free bus ride to the University’s North Terrace campus.

    Located near the bustling Central Market, Village residents have access to a great range of fresh food and many convenient services at their doorstep, including Chinatown and the Gouger Street restaurant precinct.

    Village residents also benefit from access to the free after hours University Security Shuttle bus service to get them home safely from North Terrace campus at night.

  • Exceptional Facilities

    A hotel style lobby and welcoming reception area is staffed by University personnel 24 hours a day, seven days per week. Also available on the ground floor is a fully equipped computer room with wireless printing facilities to assist in preparing assignments and research.

    When its time to relax and make new friends, the fully furnished student lounge offers a number of recreational options for residents to share. These include a foosball, air hockey, pool table, table-tennis table, PlayStation and Xbox, wide screen television broadcasting free to air and cable TV, DVD player, stereo and wireless internet.

    UNLIMITED Wi-Fi internet connection right across the facility, available for multiple devices and fully integrated with the University network and exclusive to residents of The Village.

    All townhouses and apartments have been designed to create a comfortable living area with appropriate separation of bedrooms from kitchen, bathroom and shared living rooms.

    Bathroom Options

    • Private: entitles residents to their own bedroom with an ensuite bathroom or sole access to their own allocated bathroom in their Townhouse or Apartment
    • Share: entitles residents to their own bedroom with access to an allocated bathroom in their Townhouse / Apartment which is shared by ONE other housemate of the same gender.

    Other Furnishings

    Each townhouse and apartment features:

    • A storage cupboard with vacuum cleaner, broom and dustpan, ironing board and iron, mop and bucket
    • Living/dining areas with dining table and chairs, couches and coffee table
    • Tiled bathrooms with shower, toilet, basin, and mirror fixtures
    • NEW Carpets and reverse cycle air conditioning
    • NEW Internal Paintwork

    Residents are required to work together within their allocated dwellings to maintain an acceptable standard of cleanliness and hygiene in both common areas and assigned bathrooms each townhouse and apartment.

    Residents can choose to purchase a yearly cleaning package for $500 which entitles them to a monthly clean of their allocated bedroom and bathroom by a commercial cleaning company. Conditions apply.

    An annual cleaning package can be purchased via the Shopping Cart function on the Accommodation Portal prior to arrival.

    Linen

    Residents can either provide their own linen or purchase a linen pack for $175 including:

    • Fitted and flat bed sheets
    • Mattress protector
    • Light-weight doona and cover
    • Pillow and pillowcase
    • Bath towel.

    Linen packs can be purchased via the Shopping Cart function on the Accommodation Portal prior to arrival.

    Internet Access

    UNLIMITED Wi-Fi internet is made exclusively available to residents of The Village and is included in the accommodation fee.

    The Wi-Fi connection is available within all bedrooms, townhouses / apartments and common areas throughout the complex and allows connection to multiple devices.

    Security

    The personal security of Village residents is one of the University’s highest priorities. The Village provides:

    • Secure access into the facility by way of a resident identification card.
    • Secure card access into each residence and locks on bedroom doors.
    • Closed circuit TV cameras and after hours security.
    • Free after hours shuttle bus service from North Terrace campus to The Village.

    Student Engagement Program

    The University of Adelaide Village provides a supportive community environment for its residents, creating and promoting involvement opportunities to maximize the student experience in five areas:

    Anytime Fitness have introduced a special offer for Village Residents on 3, 6, and 12 month memberships - all membership prices for Village Residents are reduced by 25%.

    Anytime Fitness is a short 2 minute walk from The Village. The club is open 24 hours and offers free virtual classes for all members. Anytime Fitness allows members to pause their memberships free of charge if they are unable to use the facilities for a certain period.*

    All townhouses and apartments have been designed to create a comfortable living area with appropriate separation of bedrooms from kitchen, bathroom and shared living rooms.

    Choose to live in a fully furnished, recently refurbished townhouse or apartment. Village accommodation is fully air-conditioned and furnished with quality furniture and fittings.

    The dwellings are designed to make living and study comfortable.

    Townhouses and Apartments come complete with:

    • A fully equipped kitchen with a refrigerator/freezer, electric cook top, oven, dishwasher and microwave.
    • Comfortable, fully air-conditioned living areas with dining tables, chairs and couches.
    • Bedrooms that include a bed, desk, chair and wardrobe.
    • The cost of utilities (i.e. unlimited wireless internet, water, gas and electricity) are included in the accommodation fee.

  • Rules of Conduct

    The University of Adelaide Village is specifically designed to provide students with the opportunity to live independently in quality accommodation within a safe, secure and supportive environment conducive to academic success.

    In the interest of maintaining such an environment residents are asked to read, understand and commit to adhering to standard Rules of Conduct as outlined in the Residents Handbook issued to each student during the check in process.

    Some of these rules are listed below:

    The University of Adelaide Village permits responsible consumption of alcohol.

    Alcohol may be consumed within the privacy of your own residence providing each Resident or visitor is over 18 years of age and legally permitted to drink alcohol in Australia.

    Alcohol may not be brought into The University of Adelaide Village between the hours of 10pm and 9am daily.

    Alcohol may not be consumed in common areas of The University of Adelaide Village.

    Management reserves the right to restrict visitors of Residents from gaining access into The University of Adelaide Village should they be assessed as being intoxicated by our administration or security Staff.

    Students are required to maintain a consistently high level of hygiene and general cleanliness within your Townhouse/Apartment throughout the entire term of your Agreement.

    Regular attention to removing wall marks, vacuuming carpets, mopping tiled floors, cleaning toilets, showers and the oven after use is recommended to avoid significant cleaning expenses upon the natural termination of your Agreement.

    Condition inspections of your residence will be conducted three times a year by our Administration Staff and each time a Resident completes their contract and vacates.

    It is important to note that all Residents sharing the residence will be considered jointly responsible for maintaining an acceptable level of cleanliness and hygiene within common areas of the residence.

    Residents are required to report all damage to walls, floors, furniture and fixtures in bedrooms, bathrooms and common areas of their designated residence.

    Whilst Residents will be responsible for all maintenance, repair or replacement costs, reporting damage immediately is likely to reduce your liability.

    Independent tradespeople may not be introduced to The University of Adelaide Village as building warranties may apply in some circumstances.

    It is important to note that all Residents sharing the residence will be considered jointly responsible for damage to furniture and fixtures in the kitchen, living room, bedrooms, hallways, corridors and other common areas of the residence.

    Residents are required to consider the general comfort and convenience of other Residents of The Village at all times.

    If a Resident is asked to reduce noise by another Resident or a University Staff member, they must do so immediately. The Resident must not use the residence or permit the residence to be used for any illegal purpose or create a nuisance or interfere with the reasonable peace, comfort or privacy of neighbours.

    Residents are reminded that The University of Adelaide Village is a University managed accommodation facility developed to provide quality and comfortable accommodation in a sophisticated environment, conducive to academic success.

    As such, parties within residences, on balconies, roof decks or in common areas of the facility are not permitted.

    The maximum number of people in a residence at any time should not exceed 10 people.

    The management of The University of Adelaide Village reserve the right to remove visitors (unregistered occupants of the residence in question) in the event of this policy being breached.

    Smoking is not permitted in residences. This includes balconies and the roof deck in Townhouses.

    Smoking is not permitted in the Recreation Room, Laundry or Main Lobby facilities of the building.

    Residents are permitted to smoke responsibly in external common areas of The University of Adelaide Village.

    Please ensure that all cigarettes are effectively extinguished and disposed of in the ashtrays provided throughout the complex.

    Disposing of cigarette butts in gardens or on pathways throughout the external common areas of The University of Adelaide Village is not permitted.

    Residents or their visitors, identified breaching this policy will be fined an on the spot cleaning fee.

    Temporary Visitors

    A Resident of the facility must accompany visitors to The University of Adelaide Village at all times. Residents are not permitted to sign in more than three visitors at any time.

    Visitors are required to make contact with a Resident via Reception from the intercom system at the main entrance door to The University of Adelaide Village before entering the complex.

    The Resident is then required to sign in the visitor at the Administration Office where a visitor's pass will be issued.

    When in the facility and accompanied by a Resident visitors are permitted to use the Recreation Room and other facilities available within the complex. Residents are reminded that they are responsible for the behaviour and actions of their visitors at all times.

    Short Term Stay Visitors

    In the event of a member of the family coming to visit for a weekend or short vacation visitors can apply for a Short Term Stay pass for a maximum on seven nights from the Administration Office.

    A minimum of 48 hours notice is required for the application to be reviewed and approved. The application for a Short Term Stay pass will require the signature of all other share mates in a Townhouse/Apartment.

    The University of Adelaide Village will provide a single 'roll away' fold up bed, complete with linen for the duration of the Short Term Stay at a cost of $80 per night.

    The Resident is required to sign in the visitor at the Administration Office.

    When in the facility and accompanied by a Resident, visitors are permitted to use the Recreation Room and other facilities available within the complex.

    Residents are reminded that they are responsible for the behaviour and actions of their visitors at all times. Residents are not permitted to apply for more than one Short Term Visitor at any time.
