Feasability Study Information

Proposed Redevelopment

Information Required for Feasibility Estimates

Estimates are only as good as the information on which they are based.

A feasibility estimate, the first guess at a likely project cost, will include design and construction contingencies, insurances and fees etc. of a broad nature and can have a spread of probability of up to ± 30%.

The following general information is required as a minimum base on which to develop the estimate.
Any additional information will assist in refining the figures.

Use

  • General description of proposal and location

Areas

  • Overall size of the proposal in sqm
  • Individual areas identified by type ie. laboratory areas, teaching offices, computer suites etc. which add up to the total area (allow 15% to 20% for circulation)
  • Any special areas ie. high bay, plant etc

Form

  • New works - general description of materials, form, image, finishes, etc
  • Alterations to existing - extent and general description
  • Single or multi-storied
  • Existing works affected by proposal (eg. demolition, fire-safety upgrading, etc)

Services

  • Air conditioned, ventilated
  • Separate plant or new plant to existing buildings
  • Special services, distances to supply and to sewer and stormwater drains, if applicable
  • Lighting, power etc. which are identifiable as being more than a general standard
  • Fire services
  • Computer services
  • Lift upgrading

Internal fit-out

  • Type and image desired ie. good commercial standard, open plan work areas, individual offices etc
  • Loose furniture is not normally included
      • list or clearly define if required to be included (including any special equipment required to be included)

Amenities

  • Desired number of staff/students to be accommodated
  • Any special facilities ie. disabled, showers, change rooms, locker rooms etc
