230 North Terrace Replacement of Air Conditioning Plant

230 North Terrace was built in 1967 consisting of 4 levels with a plant room located on the roof. The main air conditioning plant in the plant room provides air conditioning to the whole building. A cooling tower within the plant room provides condenser water that circulates through the refrigeration plant. After 20 to 30 years the system has served its useful life, which is well beyond the normal life expectancy for mechanical plant and equipment.

The cooling tower was in poor condition having a timber mainframe and showing signs of deterioration. The hot water heating unit also part of the original equipment, now fired on gas, was also in poor condition.

It was evident time had come to replace the cooling tower with a new fibreglass cooling tower complete with pumps. A Hunt boiler with Neway burner assembly also had to be installed.

Construction work commenced in mid July 2006 and was completed in September 2006.
